My Tuesday “INFORMED CONFUSION” discussions are creating interesting opinions about the future of our barrier island’s properties. To me, opinions are neither right or wrong just informed or uninformed. There are many outside influences to consider before you buy, sell, rent or invest. I have an obligation to give you as many ideas as I can to help you make the best decisions for your personal situation. Consider property flood elevation, land value, correct pricing according to motivation, remodel or not, buy new or old, type of property, water or non-water, beach or bay, return on investment, competition, for sale by owner or brokered sale, staged or as-is sale, buy rent or lease option, bank or owner financing, buy old or build new, energy costs, timing of sale or purchase, your age, investment strategy, retirement, demographics, safety, county, state, nation or world economic outlook, and a bunch of other considerations. My April article titled “SELL NOW, BUY LATER” caused a flurry of comments, both positive and negative. One client cancelled a listing because I suggested that most buyers should wait to buy. Most brokers say that it’s always a great time to sell or buy regardless of personal circumstances. It can’t be both. Maybe this is why agents generate such a low level of trust from clients. The main value of a real estate professional is their ability to “gather and transmit knowledge” to clients. My comments are based upon 45 years of experienced through 4 recessions (soon to be 5) as a Florida real estate broker. I’ve bought and sold my own properties at the top and the bottom of these recessions, sometimes not too wisely. I’m confident that I can help you decide the best course to steer when navigating the sometimes choppy waters of Pinellas barrier island real estate.

I also suggest that you check values on other sites. Just google an address and other analytics sites will come up. Be careful, because the prices they give are often too high or low compared to reality. By way of example; Zillow discloses that their Tampa Bay prices vary by 8.7% on average.
