Sun City Center is an age-restricted community located in the County of Hillsborough just south of Tampa, Florida. It is referred to as “age-restricted” because Sun City Center was originally developed as a self-contained village primarily catering to the 55 and up age bracket. However, despite this restriction, it has thus become a prime retirement community that provides all of the needs of its residents within its 12.8 square miles. As of the Census of 2000, the community has 16, 321 people, and as expected, about 85% of them are in the 65 and up age bracket.
The community is primarily residential, with some of the homes built and owned by its residents since the 1970’s. Newer homes were additionally built and owned in the 2000’s. What makes the neighborhood unique is that it has the highest concentration of rowhouses and attached houses compared to all other neighborhoods in the country. The size of the homes is also logical when you think about the market of the neighborhood. Small houses, between studio and 2 bedrooms, are suitable for the residents living alone or living with their spouses. Taken together, married couples and those living individually make up about 97% of the entire community. Recently, there has been a more diverse lineup of residential products being offered, like condos and duplex villas. These can range between $100,000 to as much as over half a million, especially if you pick those with a view of the golf course.
Since the village caters to residents that have essentially more time than they know what to do with it, Sun City Center boasts of three amenity campuses that offer a wide variety of facilities to service the fitness, social and hobby needs of its residents. The Central Campus is comprised of several buildings and outdoor venues. The main building contains the fitness center with its pools, dance studio, computer lab and a large conference center with meeting rooms. The Old Town Hall serves as the venue for arts, theater and indoor and outdoor games. The South Campus is where the 10,000 square foot Community Hall is located. This is where stage shows, dances and performances are held. Outoor enthusiasts will enjoy the tennis courts, volleyball courts, a softball field and dog parks in the area. The West Campus features gardening plots and RV Storage.
Another unique feature of the Sun City Center is the practically all of the community amenities are run on volunteer services. The maintenance and care of common areas are taken care of by the membership association dues contributed by the residents. What’s more the entire community is designed such that golf carts can freely be driven on the streets to access the shopping areas, restaurants and other amenities.
